Sustainability Statements for Houses and Flats usually involve the use of some form of renewable energy system, new building regulations combined with local CO2 reduction commitments make it increasingly difficult to comply by using conventional building methodology.

The key to putting together a sustainability statement is to make sure that the information contained in it is as precise as it can be, certainly in terms of any renewable systems included in the design. There is no point trying to include solar or photovoltaic panels on a roof that has no or inadequate south facing area, certainly other renewables such as Heat Pumps are no longer recognised in building regulations as having the same efficiency as in previous building regulations, in fact they now perform much worse as they are penalised in SAP 2009 for the electricity used to drive the pump.

We use a whole house approach to our statements, insualtion should be as good as it can be, windows and doors should be as efficient as is affordable, heating systems need to be very efficient and ventilation is very important as houses get more and more airtight. We also look at the surrounding area, does it have a good recreation facilities? good local bus and train services as it is equally important to minimise peoples reliance on cars, another major CO2 producer.
